- Storage & Closet Size: Accounts for walk-in closets versus standard or minimal storage.
- Parking & Balcony Access: Factoring in dedicated garage parking spaces, driveway access, or private outdoor balconies.
03Handling Utilities vs Base Rent
A common mistake is bundling variable utilities (electricity, water, internet, gas) into the room amenity calculation. Utilities represent shared consumption and should be divided equally among all housemates, while base rent should reflect physical room value.
